Well, what exactly are you waiting for?

If you’ve been paying any attention to real estate these days, you’ve seen the For Sale sign go up one day, and the Sold sign go up shortly thereafter.  Maybe you’ve called off of a sign about a house, only to find that there are already several offers already submitted.    Maybe you’ve visited the websites of Trulia or Zillow only to find that by the time the listing finally meanders its way to one of their servers, it’s already under contract.

The demand for residential property in Northwest Denver has risen markedly in the last year.  The number of transactions has risen almost 17% in these last 12 months versus the previous 12 months.  The average sold price for a home in the last 12 months is up 7.6% over the previous 12 months to $293,565, which is up almost 11% over 2 years ago.  The average selling price this past April was $301,099 with an average of 67 days in market; down from the previous April’s 94 days.  Source: Metrolist
